Mark Mercado serves as Executive Vice President of Investment Programs and REIT Operations at Capital Square, where he brings a deep passion for exploring new possibilities and building enduring legacies for investors. His expertise spans product development, acquisitions, sales, closings, investor relations, key account management, operations, and comprehensive due diligence.

Prior to joining Capital Square, Mercado was Vice President of Private Offerings at SmartStop Asset Management, where he played a key role in supporting sales and operational initiatives, as well as launching multiple real estate investment trusts (REITs) and Delaware Statutory Trust (DST) offerings. Earlier in his career, he served as a Product Manager for Private Offerings with a national real estate sponsor and as a Tenant-in-Common (TIC) Closing Manager with Grubb & Ellis and its predecessor, Triple Net Properties.

Over the course of more than 20 years in the industry, Mercado has been directly involved in transactions representing more than $5 billion in investor equity. He is widely recognized for his honesty, transparency, and tireless work ethic, principles that continue to guide his leadership and commitment to investors each day.
